Amazon’s Purpose Built Site in TQ

Despite restrictions introduced in March 2020 not all progress ground to a halt.

A purpose-built Amazon logistics warehouse was constructed and occupied in Titanic Quarter’s Channel Commercial Park, and subsequently sold to global real estate investor UBS Asset Management (UBS-AM).

Titanic Quarter Limited was responsible for the planning, development and construction of Amazon’s state of the art 80,000 sq ft ‘Last Mile’ distribution and warehouse space with an adjacent three-tiered, 479 space van storage facility – the first of its kind in Northern Ireland.

The construction commenced on site in February 2020 and completed in August 2020 both under budget and ahead of schedule.  Despite the challenges surrounding COVID-19 and government lockdowns, Titanic Quarter Ltd successfully delivered the project, working in collaboration with appointed teams of contractors and consultants to overcome and mitigate any potential delivery risks the project faced throughout the construction programme.

TSL Limited were appointed as the main contractor following an open market tender process, who consequently appointed many local sub-contractors and supply chain members to help deliver this scheme, including East Belfast based company, Parr Group, who were responsible for the mechanical and electrical package.

The world-class logistics facility serves as a hub to transport goods to Amazon customers across Northern Ireland.

In just over a decade, Titanic Quarter has gone from a master plan to reality as a thriving and bustling destination. Over 20,000 people live, work, visit and stay in the area daily, with more than £500 million of investment completed to date. Approximately 1.5 million sq ft of office, leisure and residential is already completed, with a further 3 million sq ft with planning approval.  Construction work is underway on a major office scheme at Olympic House, with planning approval granted for Hamilton Dock Hotel development and reefLIVE Aquarium.

James Eyre, commercial director at Titanic Quarter, said:

“This was a significant development for Titanic Quarter and we are delighted to have completed the scheme safely and on time, despite the obvious challenges of the Coronavirus lockdown. This construction project has provided a major boost to the local economy and the sale was an excellent deal for Titanic Quarter.

“Both Amazon and UBS Asset Management are global names, and we are pleased that they have recognised the opportunities which exist for the future of this site. With excellent connections through the nearby docks and airports, and our arterial motorways, we are in a strong position for Amazon’s logistics hub to service Northern Ireland.”

TSL Project Director, Mark Graham, said:

We were pleased to work with Titanic Quarter Limited on the construction of this world-class logistics centre which will provide an essential distribution facility in Belfast city centre. We completed this project in August 2020 ahead of schedule, despite the challenges of lockdown and the coronavirus pandemic. We put in place a series of new processes to ensure that our employees remained safe and Covid compliant on site in line with HSENI and Government guidelines.”
